Ongoing Property Management Services
Rent Collection & Tenant Portals
-Rent is due on the 1st of each month, with late payments enforced after the 4th (excluding weekends and holidays). Tenants enjoy the convenience of online payments through a secure tenant portal, dramatically improving consistency and speed. Owner Payments & Monthly Reporting
-Owner proceeds are processed by direct deposit, typically no later than the 10th of each month. You’ll receive a detailed electronic monthly statement outlining all income and expenses, with clear descriptions for complete transparency. Maintenance Coordination
-We proactively manage maintenance using trusted local vendors across all trades. Minor maintenance is handled efficiently, while non-urgent repairs beyond established limits are discussed with owners prior to approval.
Availability & Emergency Support
-Our office is available Monday through Friday, 9:00 AM – 5:00 PM. We strive to respond to owners and tenants the same business day. After-hours and weekend emergency calls are handled by an on-call team member. Property Inspections
-Annual interior inspections are performed to ensure normal wear and tear is addressed and the property remains in good condition.
Market Rent & Investment Optimization
-We analyze comparable properties to position your rental at the highest market rent the market will support. At lease renewal, we provide market guidance and recommendations to help maximize return while minimizing vacancy.
Year-End Reporting & Tax Support
-At year end, owners receive a consolidated financial report detailing all income and expenses. We also provide 1099 reporting for income collected, making tax preparation simple and efficient.
